From a Large Rear Extension to a Full Loft Conversion, we maximized every inch.
The Scope: This extensive project on Burnley Lane involved a complete transformation of the property’s footprint. The brief required a spacious single-story rear extension featuring a custom roof lantern, alongside a comprehensive loft conversion with a slate-clad dormer to create substantial new upper-floor living space.
Phase 1: Heavy Structural Engineering
We began by breaking through the original rear walls, installing heavy-duty steel beams (RSJs) to safely support the upper floors. We then constructed the brick and blockwork shell for the new large rear extension, preparing the wide opening for the expansive bi-fold doors.
Phase 2: Flat Roof, Lantern & Dormer
The ground floor extension features a bespoke flat roof designed around a large central roof lantern to flood the new living area with natural light, finished with a high-performance weatherproofing system. Simultaneously, we constructed the complex structural timber frame for the new upper-floor dormer.
Phase 3: Insulation & Staircase Fit-Out
Inside, we focused on maximizing thermal efficiency, heavily insulating the loft space with premium PIR boarding between the rafters. A brand new custom timber staircase was installed to seamlessly connect the new levels, alongside extensive timber stud work and plasterboarding to shape the rooms.
Phase 4: The Striking Exterior
The exterior was completed to a stunning architectural standard. The rear extension is enclosed by wide, multi-panel aluminium bi-fold doors, while the upper dormer is finished in sleek slate cladding, creating a striking modern addition to the traditional brick property.
