From Structural Steel to a Modern Dormer, we built this space from the inside out.

The Scope This project was a comprehensive loft conversion and extension requiring significant structural alteration. The goal was to open up the property and create a substantial new living area in the roof space. This involved complex steel installations, a complete new floor structure, and a modern dormer finished in high-quality grey cladding.

Phase 1: Heavy Structure & Steel The project began with the installation of major structural steelwork to support the new upper floor. We installed heavy-duty steel beams (RSJs) and vertical columns to carry the load, allowing us to safely open up the existing shell. We also undertook necessary groundworks and drainage to prepare for the extension.

Phase 2: Framing & Staircase With the steel in place, we installed a new timber floor joist system to create the habitable loft level. A key feature of this phase was the installation of a new winding wooden staircase to connect the floors seamlessly. We also constructed the timber skeleton for the new dormer extension.

Phase 3: Insulation & Metal Studs Efficiency and precision were key for the internal fit-out. We utilized a metal stud system for the internal walls and ceilings, ensuring perfectly straight lines and fire protection. The roof space was heavily insulated with foil-backed boards to ensure maximum thermal retention.

Phase 4: The Exterior Finish The transformation was completed with a modern dormer construction. We finished the exterior with slate grey horizontal cladding and white UPVC windows, creating a sharp contemporary look that blends with the new tiled roof.
