Major Structural Alterations & Two-Story Extension.

The Brief: This project required serious structural engineering. The goal was to drastically expand the footprint of the property by removing the entire rear elevation of the original house. This allowed us to build a comprehensive two-story extension, creating vast open-plan living areas flooded with natural light, whilst securing the integrity of the original building above.

Phase 1: Heavy Structural Engineering

This is where AB Joinery & Construction truly stands out. Before any cosmetic work could begin, we undertook major demolition and structural support. We installed a massive, multi-tiered steel framework (RSJs) to safely hold the upper floors of the original brick property. This complex operation completely removed the old boundaries, seamlessly merging the old house with the new two-story extension footprint.

Phase 2: Roofing & Vaulted Ceilings

To maximise the sense of space in the new ground-floor extension, we designed and constructed a stunning vaulted roof structure. Integrating heavy steel ridges with custom timber rafters, we created a skeleton that allowed for multiple large Velux skylights. We then fully insulated and boarded the ceiling, resulting in a dramatic, light-filled architectural feature.

Phase 3: Specialist Joinery

Alongside the heavy construction, our specialist carpentry team tackled the finer details. A standout feature of this build is the bespoke oak and glass staircase. Replacing the traditional spindles with sheer glass panels allows light to flow uninterrupted through the hallway, bringing a sleek, modern edge to the property’s core circulation space.

Phase 4: Interior Shaping

With the structure watertight, we moved on to shaping the living spaces. We framed and plastered a large custom media wall designed to house the client’s entertainment system seamlessly. Finally, the installation of wide, multi-panel bi-fold doors framed the view of the garden, perfectly completing the transition from a dark, enclosed house to a bright, modern home.
