Transforming Wasted Space: A Complete Loft Conversion.
The Scope: For this project in Warrington, the goal was to unlock the property’s hidden potential by converting an underutilized, dusty attic into a bright, spacious, and fully habitable new level. This required a complete structural floor upgrade, extensive timber framing, and high-performance thermal insulation.
Phase 1: Structural Floor & Heavy Lifting
A proper loft conversion doesn’t just rest on the existing ceiling joists; it requires a completely independent structural floor. We started by installing heavy-duty steel beams and new, deep timber floor joists to safely carry the weight of the new rooms without compromising the rooms below.
Phase 2: Timber Framing & Roof Alterations
Once the floor was rock solid, our joiners began shaping the new living spaces. We constructed the complex timber stud walls to partition the rooms, altered the existing roof purlins to maximize head height, and framed out the structural openings for the new roof windows.
Phase 3: High-Performance Insulation
Because loft spaces are directly exposed to the roof, achieving excellent thermal efficiency is critical. We heavily insulated the entire perimeter—between and under the rafters—using premium foil-backed Xtratherm PIR insulation boards, ensuring the new space stays warm in winter and cool in summer.
Phase 4: Plastering & Decorating
With the boarding complete, our plastering team applied a flawless smooth skim across all the newly formed stud walls and complex ceiling angles. The transformation was then finished with a fresh coat of paint, leaving the new loft level bright, clean, and ready to be lived in.
