Expanding Out and Up: Rear Extension & Dormer Loft Conversion.
The Scope: This project required a dual approach to drastically increase the property’s square footage. We undertook a robust ground-floor rear extension to expand the lower living space, coupled with a large, timber-framed roof dormer to unlock the full potential of the loft.
Phase 1: Brickwork & Structural Steel
Our work on this project started with the masonry, constructing the robust brick and block cavity walls for the rear extension. We carefully integrated heavy steel beams (RSJs) to support the new wide lower openings and safely carry the immense weight of the altered roofline and new dormer structure above.
Phase 2: Timber Framing & The Dormer
With the masonry in place, our joiners took over to construct the timber skeleton. This included the structural floor joists for the new extension and the complex framing for the large roof dormer, which we fully sheathed in heavy-duty structural OSB board for maximum rigidity.
Phase 3: Roof Construction & Skylights
Constructing the dual-level roof structure was a critical milestone. We formed the pitched roof and dormer framework with heavy timber rafters before installing the external battens and slates. We also integrated multiple large Velux skylights to ensure the new upper floor is flooded with natural light.
Phase 4: Internal Fit-Out & Boarding
Inside, the spaces were heavily insulated with premium foil-backed PIR boards to ensure the new rooms exceed thermal efficiency regulations. We then completed the internal stud work and expertly fitted the plasterboard across the complex angles of the dormer, ready for the final plaster skim.
